The vibe of Biddeford has gone from burning garbage in a decimated downtown, to boutique hotel and trendy restaurants in very few years.The apartments in town were built for mill workers a long time ago.

That would be a foundation issue to make sure the current foundation is able to hold two more floors on top and also a height issue for the town for the area.

When running numbers, especially on small multis more western markets with direct access to NYC tend to be more favorable from the numbers stand point and many of these towns offer 30 minutes or less taking commuting lines.

There is always a "rain delay" or "the foremans truck didn't start" or "We called in the stake out, but they didn't do it yet" (Sorry they are big on stake outs and I have never had the towns/utilities be off when requested on time).

Hi Sathya - from what I'm seeing Lowell may be the only cash flowing market in Middlesex County, although I'm not as familiar with southern towns like Framingham.

And yeah Marquette, MI is an appreciating market and a college town where everyone complains about increasing rents (and their bad landlords).Hopefully I can still find a few properties that can cash flow anything, no matter how small, with zero down but I'll have to see if they'll pass VA inspection too.

Aging reports would be another avenue to explore, but again, may not even have these.Lastly, while maybe this property is in a desirable area of town with strong demand from highly qualified tenants, but I get the impression this is a rough part of town, with very limited demand from tenants.
