šŸ˜³This is caused by a combination of buyers not being able to afford to buy with interest rates back up above 7%, and sellerā€™s not wanting to budge on their sale price...a standoff.My guess is 2025 will likely be just like 2024 and 2023 if rates stay above 6%....

I also looked at the $401KĀ loan as icing on the cake because IĀ could afford to take the hit on my biweekly paycheck and besides if IĀ wasn't paying back the loan I would be using the cash to invest in real estate anyways.Ā
