I don’t use it because my house is oriented to families, and my adult guests probably won’t like me sending their kids marketing emails. 

But if I could actually cashflow and be profitable, I'd certainly be willing to entertain other areas of Hawaii.

That is certainly worth entertaining.

Easier to rent:  Two bedrooms attracts fewer occupants (not tenants) vs a 3 bedroom where often that extra bedroom is housing an adult kid, dead beat family or friend.  

When people express interest (no pun intended), you should have a package prepared to share out (not right away necessarily - but after you've entertained the topic at a high level) that includes your project experience (past flips) and schedule of real estate (rentals) as well as settlement statements that can back up your purchase price and exit.

Have you entertained restructuring the 2nd you have on the property and increase the loan amount? 

Payroll was significantly higher, entertainment costs, food, utilities...everything was pretty much under budgeted.

I’m not sure my place is for sure legally able to be rented out to 2 adults and 5kids!
