I also use a self adhesive #10 envelope from costco.  

I subdivided and now have separate offers on the house and on the residual vacant land. 

However, every time there is a major storm, all that oil residue from the fuel samples rises up and runs off.

There are no signs that the tank has any issues (no visible oil in the soil at the surface and no smell of residual oil in the area), and I'm worried that a soil test is only going to cause unnecessary costs.  

Anyone know why rust type residue would be on the bottom of the opening to the bedrooms (pic attached)?  

Brian Dalton those are a lot of great points, but i do want to focus on commercial multi family apartments that generate that residual income. starting off small at first then build my portfolio to bigger deals. but thats kind if where my head is. if any light to share or opinions on this please feel free to let ne know. thank you for your time
