However, once you began stating that the signature was forged and you would be taking legal action, the agents would understandably not engage in that. 

Just because we did it so quick shouldn't diminish the value, hard work and systems required to produce the result for you.  

Market research is very important but nothing is more valuable than just taking action. 

But from what I've observed (and I'm sure you've seen too), only a few new investors, who are more analytical in nature, do this.One of the issues that I've seen again and again is new investors putting together a "spreadsheet" based on their limited understanding, that produces inaccurate or misleading numbers.

Just take action you do not need a mentorship.

The marketer (guru) severely understates the amount of capital, time, and knowledge needed to produce successful results.And the above mentioned are the BEST case; not even mentioning the guru strategies that are fraudulent, illegal, unethical, and plain not realistically achievable.  

A lot of this content was produced in the mid stages of a vacation rental frenzy, and those concepts don’t necessarily work any more.

I have been a long time lurker but I am now starting to take action with my real estate investing.
