The best thing is to buy into house appreciation when you see it coming as a massive wave while ensuring that you can surf the wave on your board.For some, that means been cash flow positive going to the deal (safer and conservative approach)For other, it is acknowledging that you would be out of pocket every month until you sell the asset, which is OK... but that is not a scalable strategy

Have them sign a piece of paper that releases them from the lease, but acknowledges that you had the mold issue professionally mitigated and testing didn't show a hazardous condition.

And that the Plaintiffs never signed any documents waving thier right to cost and attorney's fees and had no acknowledgment that the "no-recourse" language was in the note and mortgage.I have tried to resolve this issue without getting an attorney, but it seems that the seller's attorney feels that since I am out of town that they can role over me.I feel like my best move now would be to counter sue them, for knowing selling me a defective property, then trying to undue the no recourse language. ( while the cat is way the mice will play)Does anyone know of an attorney in or near Batesville Arkansas that could assist in this matter?

(obviously my mistake) So 2nd time almost identical issue, on the 5th tenant came by after hrs with no phone call or acknowledgement that they had left payment except this time we saw the car leaving so i called (of course no answer) but left a very stern and detailed message about how this was not acceptable and no longer will be tolerated.
