I also received a letter from the county saying that my property is in violation of several health and safety codes. 

Still, maybe you are over complicating it by trying to buy MF (a difficult asset to manage) on the other side of the county in an area that you have no experience investing in. 

This may be because (1) until recently interest rates were trending lower so if the lender is getting a higher rate on subject note than he can obtain on new note there’s no monetary incentive to call the note (2) in the past technology did not exist to identify the property transfers (ten years ago county recording docs were not online) and (3) the lenders rather collect payments than own property.  

Also calling the county and asking them who some use as consultants could be worth it.

Also, I believe there’s really only one PM company in the local Marquette county area that has a Real Estate license, which is needed to legally manage other peoples rentals in Michigan.

Please be aware that this all varies between states, counties, municipalities. 

My guy I was telling you about in Loudoun county uses PR to find his deals as well its very robust and the best I have seen.
