There are some good blue collar communities in the east end of Henrico County by the Richmond airport. 70's & 80's ranchers abound in Sandston, Cold Harbor, Highland Springs areas.Happy hunting!

There is no doubt many reasons for the why....manufacturing going away, union jobs declining, crime rates high, low income jobs abound, etc etc etc.  

Good deals, and bad deals abound, but the people are for the most part of the same mindset, and you have A to C properties, you're hard pressed to find many D neighborhoods.
