As an out of state investor, I’m curious how management companies might view this type of strategy.

Many new investors gravitate towards the lower cost SFH's because they are easy to finance, abundant in many markets and are the easiest pathway to completing the BRRRR  which most new investors view as the ultimate real estate success story. 

So you takes your chances and pays your money at some point.I was viewing the built in equity as the "bonus" of financing it myself through the bank rather than the builder doing it.

With my last post about 1week ago I’ve probably had 80 inquiries, 20 of which have turned into people interested in viewing the unit and of the 20 that scheduled showings about 10 showed up.

If you're getting a lot of traction with prospective but qualified tenants that would like to view the unit - let them know the time that the leasing/showing agent will be there so they can view the interior.If they're going to lease the property for you - one to half a months rent is fair compensation.

That's great that the bank who currently holds the note wants you on 20 year or 15 year amortization, they view you as a captive customer, they don't have to earn your business any more, as far as they are concerned.
