I've toyed w/ this idea (namely me and my husband were thinking there's likely some hotel to buy due to COVID) where you could do something like this.

I made a toy model for NNN assets that lays out some super basic parameters in order to get a feeling for what assumptions you'd need to make to get you your 8.5%+ returns. 

OR would people powered toys suffice?

Interested in hearing more myself - have been toying with the idea as the yields seem high, but naturally cars (unlike real estate) do not hold their value. 

There's a fable about a pound and an ounce somewhere in all this.

We don’t have to worry about getting shot randomly when jogging because of our skin color, or during a routine traffic stop, a black kid playing with a toy gun, etc. or having our property appraisal be off, qualifying for a loan, getting a job, making a sale, etc.

You can always come back later and change it to "yes".

Now if there is room on the property or in the driveway , I would have no problem with a boat , an rv , a street rod , or any other toy . 

A lien under this subchapter does not attach to:(1) wearing apparel;(2) tools, apparatus, and books of a trade or profession;(3) schoolbooks;(4) a family library;(5) family portraits and pictures;(6) one couch, two living room chairs, and a dining table and chairs;(7) beds and bedding;(8) kitchen furniture and utensils;(9) food and foodstuffs;(10) medicine and medical supplies;(11) one automobile and one truck;(12) agricultural implements;(13) children's toys not commonly used by adults;(14) goods that the landlord or the landlord's agent knows are owned by a person other than the tenant or an occupant of the residence; and(15) goods that the landlord or the landlord's agent knows are subject to a recorded chattel mortgage or financing agreement.

From what I’ve seen most probably aren’t likely to let me do 0 down but that’s the goal 😉I’ve been toying with the idea of doing some syndication and asking family/friends as well but asking people for their money when I have no experience ,just book knowledge from the good old internet, gives me anxiety.
