This way, if you ever need to touch up any, you do not have to search for the color or style. 

You can find some more distressed properties that could *potentially have more equity when you are done, but those HMLs take such a big bite, you area often times just as well off using conventional financing on properties that only need cosmetic touch-ups.

Then use it for the down payment, closing costs, moving expenses etc. then use the rest to touch up my current home and get a tenant.

I have painted bricks before and aware of the maintenance it involves with touch ups.. never again, Looking for stain that is long lasting and maintenance free.. any suggestions from experienced investors with stain?

I like flat because it is easier to touch up, but you cannot scrub/clean it, so it is a hard call on a rental. 

The last two months I have put a LOT of work into two units since I was getting them ready but once they are good to go at the end of the week on the last touchups, it is less than an hour a week in property management tasks for the four. 

If you go with a Flat sheen on the walls I find that it makes for better touch ups later. 

At first glance, the walls don't look too bad (except those 3) but on even a slightly closer look, much touch up is needed.

PC just keeps on goin...I've had them driven over and knocked out of the (destroyed) steel frame, with barely a scratch; even shot at from a distance- no hole, not bent, just a "star" in the paint that was easy to touch up.

I also find doing touch up paint with semi gloss matches better than a flat paint
