A 100k home in Podunk Oklahoma that was built in the 1930's, is going to probably need a whole lot more than 10% of rent going towards capex, and likewise a 1m home in San Francisco isn't going to need anywhere near 10% of rent for capex. 

I invest in the Bay Area in one of the most pro-tenant law cities (San Francisco, Berkeley, and Oakland).

Once it sells, my partners and I are going to buy a flip in Memphis.I see you're from South San Francisco, I'm from San Francisco!

I'm a real estate investor based out of San Diego, and I currently own a duplex in Vista.

We are in the process of buying a second home in San Antonio/TX and are really interested financing it with an in the All in One Loan but the loan officer tells us we can not deed it into an LLC and could only purchase it in an "Inter Vivos Revocable Trust”.

Hello,A job relocation to San Francisco CA early this year is making me ponder if I should be selling my owner occupied duplex in Jersey City and buy something in Berkeley CA due to its proximity to San Francisco and has some fairly decent schools  for my kids and also UC Berkeley .The low  2.5% interest rate on the Jersey City property turned into a golden chain but I think I am done with managing tenants and property and would like to get more into an Equity play.
