I've known several other investors who purchased duplexes though, intending to use them as duplexes, only to get a rude awakening from the city.Also, be aware of historic zones. 

if I'm a buyer's agent I will not allow my client pay so much for a house that is not worth the listing price because I will religiously pull comps and if your price is unreasonable?

The US was founded on ideas of freedom from religious persecution and the idea that individuals could own property & get the rewards of their own efforts.

At this point it is really low so no big deal but should be mentioned.Not sure if this is touted as some new way to finance.. but data point I used zero interest seller carry backs starting in the early 80s.. when rates got to 18% and I had Saudi clients that were not allowed to pay interest per their religious doctrines.

Even though I'm not a religious guy, I feel like I need some form of spiritual fulfillment if that makes any sense.

Ive run a couple handfuls of homes through the various calculators to get a feel, but there's no substitute for experience.  1) the city center edge, homes on the way from the airport and close to all the action (conferences, games, religious venues, etc)   These are the closest, about 35 minutes from me and not far from where I am at work regularly.  

Others get religious health insurance.Lot's of options out there.

If you *intend* to shop something you're capable of buying and performing on yourself then this is a different matter altogether.There is a comment in the thread above about this being a religious war.
