(This is a long sentence.)We’re going to be gifted with a healthcare plan we are forced to purchase, and fined if we don’t,which puportedly covers at least 10 million more people, without adding a single new doctor,but provides for 16,000 new IRS agents, written by a committee whose chairman says he doesn’t understand it,passed by a congress that didn’t read it but exempted themselves from it, and signed by a president who smokes,with funding administered by a treasury chief who didn’t pay his taxes, for which we will be taxed for four years before any benefits take effect, by a government which has already bankrupted social security and medicare,all to be overseen by a surgeon general who is obese and financed by a country that’s broke.

You will want to go toward reconstructing those records.Also as Charles Perkins said you must take into consideration the date the property was "placed in service" not the date actually rented.

I don't see many surgeons in my farm area sending yellow letters, attending trustee sales, orIt doesn't have to be all or none, it could be a combination if you choose.A) Buy all your property with an agent if you are satisfied with the rate of return you would received for the premium you pay for the convenience of not finding the deal yourself.B) Work with a wholesaler as well to look for additional discounts.C) You could also send letters to a very small limited and focused area or niche to find a few direct deals with owners.

"Reconstruction Cost" relates to the cost to re-build...keep in mind when determining this cost, the value of the lot/land is already there...My 2 cents, at least!
