I believe the haters are individuals, who royally got screwed by out of state marketers and turnkey providers. 

There appears to be some good equity here, but I'd be hesitant to force a sale and have an angry non-paying princess in my new rental house!

I royally screwed this up I used numbers from two different properties...

In my area it's just "I know what I'm doing and don't need an agent, ergo I will bribe the listing agent to make my offer 'stronger' and hope that she is willing to shaft her client with poor advice by finding a way to sell my lowball offer over a higher and better offer that she is not getting bribed on, thus royally SCREWING the seller and greatly benefiting me." 

@Stephanie Dean As a contractor I will tell you 203k requirements are a royal pain I wont do them anymore .

So, after lurking around, trying to find places to get started on, I finally bit the bullet and got into PRO.I'm currently serving in the Royal Canadian Navy in Halifax, NS and I did a bit of googling and it lead me to believe that there is a market where I live.

The processing fee is only an additional $3, however as these tenants have been a royal PITA thus far, and it’s increasingly apparent they will need to be continuously trained, I’d like to charge a fee for them breaking this rule in the lease; however the lease doesn’t state a consequence or fee for paying in multiple payments.

I didn't mind taking business trips all the way in the south, going from NY to GA several times a year, and then treated royally.
