I may be misremembering this next part, but I recall one of the RTR podcast episodes where he mentions that RTR keeps all the “10’s” and gives the “9’s, 8’s, and 7’s” to the customers.

@Benjamin Bieber   I have heard of the company you mention but know nothing specific about them at all, but anytime you buy a property you should do your OWN due diligence.

Which is not a lot of money at all but my leases make no mention of this so the tenant had the right to say no.

Hi @Gil Canfu definitely there are many places in DFW where you can invest in a good rental property.I am not sure where you are at, but if self managed you should start in cities with good proximity to where you live.All the corridor between Princeton to Saginaw has good deals but there are many others things to consider as I mentioned previously.

That's 7k loan.So this is overall costing me 577k to purchase instead of 600k.My question is where do I get a loan like the one I mentioned above.

From what you mentioned so far I don't see what they are doing other than giving you leads and CRM.

Areas like Ohio seem to be mentioned quite a bit on the message boards for better affordability.
