I know the addage if you treat it like a hobby it will pay you like a hobby but if I have some extra cash maybe it's better spent on a 2nd home with the potential for income vs. just using that money in my primary home. 

I spent time writing forum guidelines, getting them approved,and then implementing them.Once I started actually moderating the spam, eXp got kickback because all of the spammers were mad that their fake posts were being taken down in seconds by me.

FYI, ADUs will NOT pay for themselves on appraisals. if you are in an area without many ADUs, you may get $5-$15k as a value, even if you spent $100k on it.

I have spent countless hours trying to figure out how to buy properties with no income, no down payment, and a 700+ credit score from a student credit card with $10 payments on time.

Talk them to a lower number get the material costs of what they spent, and go from there..

Unless you've spent years building relationships with owners, vendors, etc. in which case deals will start to flow to you because folks know you can execute. 

A capital expenditure is money spent by a business or organization on acquiring or maintaining fixed assets, such as land, buildings, and equipment.

@Will Gaston - I spent the afternoon reading through this thread - excellent information and I really appreciate your willingness to share your experiences.

All in all another 40,000$ was spent after he was hired.
