If you knock out that fireplace, you have room to put a decent size kitchen in there.

Every morning you knock out tasks that take less than a few minutes and cross them off the list; this gives you a sense of accomplishment and makes you feel less overwhelmed by all the things you need to do. 

Right now, I feel like I can knock out everything on an average of one full day per week (maybe a bit more in the beginning as I get my systems in place).
