You might also be a good candidate for a small boutique hotel, an operator looking to retire will often entertain seller financing on fair terms and you could likely qualify for a SBA loan to help with your vision. 

Conversely, some nurses might want to "get away" from where they're working and drive up to 30 minutes away in order to enjoy a more rural, quieter rental.Safety, furnished, and ease of getting to/from work, closeness of restaurants, and "not like a hotel" types of properties are what I would look for in a rental.Would love to hear more about your real estate journey as it progresses!

Definitely different from what others are doing- that is nice but boring like a hotel room. 

I need it just often enough to send or receive items from vendors or local govt's to want the convenience of using it from my home, hotel room, or office.  

STRs generate about as much hotel tax revenue as the hotels/resorts so there is support at higher levels:  https://poconosvro.wildapricot.org/Economic-ImpactLocal regulation is rough.  74 municipalities each with their own zoning and STR ordinances plus most of the housing stock is in planned communities, many were built as vacation/resort summer homes.  

Your one-bedroom condo may not be a great fit for insurance company relocations (for families displaced by fires), but if your other rentals have two-three bedrooms this may be another way to fill your rentals.I haven't done this, but follow a MTM guy on YouTube that suggests driving by the local "Extended Stay" hotel and looking for company vans in the parking lot.

She also told me they had a home-fire and are staying in a hotel and want to move in asap.
