Even Fb ..point is look at everthing including those little card advertising in Wal-Marts and such.. look at your local bingo hall for those also .. attend a local Reia meetings and ask other investors .. talk with as many wholesalers as you can stand to .. leave no stone unturned ..then maybe if you .. lucky ( there's that word again ) you can find what tour looking for or settle fir something close .. i dont want to be discouraging.. just the oppisite ..remember you asked ..lol.. i do wish you the very best ..let me know if i can help in any way .. of course besides doing all the work for you ..

What I'm pointing out is that you can take a salary, fund a solo 401k, take the rest of the income through a corporation (S or C) and bingo you do not have much SE tax.If you are VERY hands off, I'd still fund a 401k in full plus matching benefits. and utilize other various employment benefits.

I have done this several times (NC, GA, LA, CO and finally Washington) and when i retired and moved back east, had 5 rentals, 2 fully paid off, and all generating good cash flow to augment my retirement income .

I would say consider out of state like Indiana, Ohio, FL, TN, TX, GA, LA etc.
