Not knocking wholesaling…I just think it’s a hit or miss thing and for me and my market I don’t find it reliable enough to scale the way I’d like or worth the additional exposure/risk it brings.Luckily, we have good deals on the mls here.I appreciate the suggestion and I’ll keep watching the deals come through!!

To reduce your exposure to changes in the market and recessions, diversify your portfolio by making investments in a variety of markets, property kinds, and investment techniques.

Doing this more gradually will likely be less stressful and allow you to learn some lessons with less financial exposure.

The second pillar is a good insurance policy as that cover the majority of your exposure.

Or into multiple smaller properties.Many of our clients are 1031 exchanging from older properties into new construction to get away from capital expense exposure. 

Now if I made a mistake and hired a PM that didn't have general liability then yes, I would be at exposure for the claim.  

For roof-mounted solar, you need a roof that is oriented well and gets good solar exposure in order to produce power.

But I would also say this could be a great way for you to get more exposure to other investors and properties in your area and by building strong relationships, you may be able to find a cost savings competitive advantage.
