Hi Greg,I have used Appfolio since 2009 and have about 1000 units on there plus Appfolio Plus.

The land is on two tax lots so my plan is to sell the extra lot immediately after closing for a projected $275K.The property on the other lot will be a fix and flip with projected costs of $240K and an ARV of $750K.I plan to use a PML of 2 points and 12% APY for 70% of the total cost.

As others have stated, your fit & finish goals should be guided by whether you plan to:1) Rent: tenants don't always take care of a property, so you want to use lower-grade materials and workmanship.2) Flip: higher quality on workmanship and materials is usually required.Regardless, you always want to "Maintain to the Neighborhood".

I would sincerely hope that the SEC has begun looking into this and/or the FBI.

I would make sure that you have an ironclad partnership agreement if you go into this deal with your former boss.

There are other ways to use OPM and not be as risky about it.What you should do is leverage this money at 80% LTV and put 20% of your own money into the deals.

Lastly, agreed 100% with Stuart, you can't go into it using best case scenario assumptions and allocations.
