My business partner owns a roofing company but has weak credit and more limited cash flow.An LLC is a common choice for partnerships since it protects personal assets and simplifies tax management.

Now, I run a PM company.

In order to have checkbook control, the IRA account will need to be at a trust company that will allow the IRA to invest in an LLC (where you will be the manager and your IRA will be member - an as manager you will have checkbook access to the LLC bank account).

Hiring a company to demo would remove my liability of any violations.

It's really all about putting together your team - realtor,  title company, other adivisors, QI.

It also allows the manager to work directly with the insurance company to resolve issues efficiently.In Texas, this is part of the standard Texas Board of Realtors Property Management Agreement and is considered an industry best practice.

The other tenants would call the management company on Saturday to report the air conditioning failure and were told that a service person would fix the problem on Monday. 

This seems strange since PPMG (my property management company) is vetting these renters.
