Some were funded for 4 to 6 year ballon with 15 to 20 year amortization.In many situations the owner on records would refinance back with cheaper commerical loan from bank or credit union. 

Single, multi, commerical..The new property I want to exchange for is worth $2.5M.I read online that as long as the like-kind property is used for rental, business or trade, or investment then it is suitable for the exchange.I'm still not clear about finding a like-kind property.

Commerical or residential?

@Tim Herman brings up a great point in that you should first find a commerical broker that is willing to work with you in some creative financing strategies. 

I have been working with commerical lenders, so I have some experience with commercial real estate, but it's usually at the 'front end' of the transaction and almost always regards a purchase.

That said you might look into getting a commerical acct with the likes of HD, if you purchase in large enough quantities they'll discount their retail prices decently.
