Some of the issues that would be addressed are: Death or Serious Disability of a Partner/Member;Withdrawal;Assignment of Interest;Failure to Contribute Subsequent Capital Contributions;Material Breach of the Agreement; ETC....Any potential issues that could arise during the operation of your business, should be talked about before the creation of any type of entity; then once discussed, put down in writing in the agreement so each person agrees to the outcome BEFORE it even happens.In the event that a Partner/Member violates one of the provisions of the agreement, they then become personally liable for any damages caused by such breach.

Further, consider the pipeline of additional supply which is projected to enter that market over the next few years...Price to Rent ratios are a good starting place...what are the economic forecasts for continued growth (job creation, wage growth, etc.)?

Here's what you need to check in both...Job creation with projections and median salariespopulation growth projectionsRE trends...avg DOM, median price, # units sold (sweet spot units 3/2/2), etcquality of schools (greatschoold.org)Major employers in both areas (each area probably has an Economic Development Corp that will have a wealth of canned information)anything else you can think of that helps you compare apples to appleIn addition to the above, I would research the sub-markets within each area.

If you can get a 4 unit and a basement, that would be ideal and create major cash flow and equity creation, plus you can not worry about a property manager and boost your yield.Cap rates came all the way down to 3% (or below!)
