Since I was the only guy there I was able to buy the property for $1 above the opening bid, so $124,168.Its going to take anywhere from 5-10 business days for the court to confirm the sale.

It is the opinion of TAR counsel that the courts would find 2 business days after the effective date of the contract to be reasonable.

well than its almost as if the contract is contradicting itself... null void but the purchase Contract reverts back to assignor as buyer ...hmmmmm does that change anything because as far as i am aware the only time i can be locked into the deal is after the 21st business day at which point i must have written an approval letter... as long as i walk away before the 21st day and within inspection period i am fine.

That usually applies to Realtors, but if it applies to you, it's business days, besides, if you signed Saturday at 9 am, you have until Monday morning, what's the rush?

Hi Jackie,There is a lot out there on "Hard Money" and it often times is confused with private money (friends and family money), but most legitimate Hard Money lenders will need to have an appraisal done which right now in my experience is taking 11-12 business days.
