repaied by 9/13 for township re-inspection and not my inspector with previously anticipated closing date 9/14: - furnace repair- *electric repair- *basement smoke detectors replaced- *2nd floor bedroom battery for smoke detectorHowever, the local U&R requirement is just for safe occupancy and certainly not to the standards of this house at the time of sales agreement (house was agreed to over asking, AND above market value locally due to its great condition prior to the flood), and PA Agreement of Sales specifically states ("home must be in condition when it was agreed to").I have had numerous emails/info exchanged with my lawyer now.Any recommendation, pointers, insights?

We have thought about going to a digital key pad but are not sure about batteries dying and the fact we would still need to catalog all the keys to these pads.There are so many factors I am hoping to gain helpful insight from some of you who may have already solved this issue.Thanks!

There are no hardwired ones in the rooms (they're directly outside the rooms because that was the norm in 1998), only battery powered ones, so it would start beeping when the batteries were low and the students would just take the batteries out and never replace them.

Then any rehab you have those cost, they add up quick from light bulbs and batteries to water heaters and air conditioners.Once you get a tenant in it they will find things that don't work that you missed because nobody has been living there get ready for a few calls to sort things out if its been awhile since anyone lived there.

After reading reports of serious, damaging fires caused by electric car batteries, I'm considering disqualifying potential tenants who have electric cars and putting a clause in my lease prohibiting electric cars and stating that the tenant expressly assumes all risk of damage to the property arising from electric car fires.
