People elect to be taxed as S Corp to save on self employment taxes, but rental income are inherently not subject to SE tax, thus S election is not needed.S Corp also complicates the transaction if you ever want to sale.

I like texas (robust economy, CA & northeast transplants fleeing high taxes, no state tax, pro landlord)..however i hear dallas, austin, san antonio, and other parts are not cheap per se anymore (same with florida).

Sorry to be the bearer of bad news... but I do often see 4-unit buildings in SE DC that might be in your price range ($600k to $800k) and you can use residential financing that will allow you to get into the property with less money down.
