One thing to consider, when changing from radiators to a ducted system is the cost for demo and reconstruction of additional soffits or bulkheads to accomodate the new ductwork.I would recommend you get in touch with an HVAC contractor that specializes in these systems, which may have a more educated approach than your GC.

This is very helpful to me in considering this property.I think right now the best route is buying the property at a price which accomodates a budget for converting to forced air.The reason I say this is the one furnance/electric in the upper configuration creates several problems that make managing this as a rental not as smooth as I want: 1) My understanding is that electric heat is more expensive.

Allowing her to retain possession with your knowledge (that is accomodating her with extra electrical capacity) to run grow lights is probably worse.You dont have to evict her, but you if she wants to stay, you will have to let her know the dope has to go.

My bank (PNC) has told me that the only kind of loan that will accomodate this is an FHA loan.
