Hello--just to give an update since everyone has been very helpful and to also ask for some advice, specifically regarding LA rent laws, from the helpers--I am interested in buying a certain fourplex (under rent control--built before November 1978) in Northeast LA using FHA financing and occupying one of the units as my first rental property.

On the other hand our helpers, do nothing more than open the door.

I'd suggest you get with a home inspection company as a helper and learn.

I feel like I am a more motivated Helper, than you are a seller right now.

.$30 a hour & he pays his helper(s) from that, but I keep tabs of the time & project finances.

Everything except carpet is down by my wife or maintenance helper and myself.I'm done with laminate but we used to put Tarkett product in with under layment.12 by 12 tiles in bathrooms with a 4" tile base around the walls.A lot if the stuff I buy especially carpet comes off auction when places are going under.

@Daniella Ortiz Myself my business partner and one helper do ALL the work ourselves.

It will be for both our benefits, one is you help out the contractor with extra jobs on the side and two is i get a good hard working trustworthy helper.

Also how many and how good your helpers are.
