Focus on investing and managing well, not protecting yourself from the boogie man.

Are you focusing on long-term rentals, or are you still exploring different investment strategies?

I don't see anything wrong with that approach but there isn’t a complete alignment of interest (the individual who wants to take over all construction services will want to focus on the projects with the greatest construction fee earning potential; the brokers will want to pursue more for-sale projects etc.).

Since you're using an FHA 203k loan and house hacking, focus on managing renovations efficiently to avoid delays and unexpected costs.

Why focus on assumable as opposed to working on Sub2 deals? 

The investment in the plane ticket and hotel can pay off huge when you are able to find and focus in on a specific area. 

I should probably focus less on the highs and lows and aim for that average ARV per location and what buyers/renters are looking for.
