@Steven I would do a significant amount of homework on PG County before you sink any money into that area.With that said -- consider forgoing cash flow and look to where the metro lines are being developed out towards Reston.  

I've focused a lot of my searches in MD (PG County and Baltimore) and VA (Woodbridge, Manassas, and Stafford), but like the thought of looking NW in VA (ie Winchester).

Are their any mortgages or lines of commercial credit out there that I wouldn't have to PG?

I've heard really good things about the BWI / Baltimore meetups usually held around BWI airport and not such good things about PG county one.

The DC market appears to be a good market but because of my affordability I was looking more at Baltimore or PG County, is there any specific zip codes I should stay away from or is it on a street by street basis.

Some of the info Im looking to find is for my local area MD/PG County area is:-Market inventory-Avg days on the market-Median sale price-Forclosure rates I've read some of this info if not all is collected by the local board of realtors & released to the public quarterly/monthly.
