But couldn't even think about RE because I was in a friend's wedding rehearsal 2 days later and the actual wedding the day after that.

Now, if I have a slow month, nothing changes in my life unlike the days when I was eating lunch out every day, leasing a car, and having the stupid thing detailed every Wed.

I am looking for vacant land to buy with seller financing to start an outdoor wedding venue.  

There will be only a few HML that would even consider that though.Now some other sort of auction venue can definitely work with hard money and I see it all the time.
