As living and dining and rec rooms are typically quite a bit larger than the bedrooms and the master bedroom is as well these rooms could be around $700 each. 

First of all you convert the living room, dining room, etc to bedrooms in the house. 

Travelling workers don't need a dining room. 

It means you're renting to one family for one unit instead of several individuals maximizing the space by renting out the living/dining/rec rooms as bedrooms. 

Some areas rental rates are generally determined by the square footage, all else being equal, and since you’re not increasing square footage rental income won’t increase.If you’re talking about eliminating a living area completely, and renting each room, what you’re created is not a boarding house, but what’s known as SRO, or single room occupancy (a boarding house has a common ( shared) living area, kitchen, dining room at a minimum, and usually additional common areas such as second living rooms, dens, patios.  

You look at the layout and convert the living room, dining room and laundry room into rental rooms as they all have opening windows. 

Unless you have a dining room or another option to make a living room, I'd say convert it back.

The larger the house the more likely you'll have a large living or dining room, a library, a home office, a rec room, a media room. 

One thing about commercial that I just got stunned over was the increase in Real Estate taxes.
