Where I live the market is also hot, so relying on the MLS even for a primary residence can be frustrating.

All my units are occupied when I do showings so I work out an hour window (once or twice a week) with my tenant, put the timeframe for showings in knock, and all the showings automatically get scheduled during the hour window (and I don't need to respond to e-mails). 

I step on all sorts of toes and forcefully interject myself into negotiations when that type of stupidity comes up on my deals.

Trying to dip my toe into the game.

My business partner and I are just dipping our toes in to real estate.  

They make a report but say because they do not stay anywhere it will be hard to track them and this is more common than you think with gangs coming down trying to prey on people for money etc.I don't think they ever caught them but luckily I just had a sore shoulder and my other two friends each had a black eye but that was it.

I am just dipping my toes into the water but I know commercial is much more complicated and a much slower process in terms of closings, ect.

I am not here to step on anyone's toes and this is only a concept - not something I am currently doing.
