You'll have routine maintenance, too, like new faucets, range, clogged drains, etc.

I need to start implementing BP into my daily routine. 

Also currently the building has seven bedrooms and three showers between all the units, and they all draw from the same tank, which can obviously be an issue.My understanding is that tankless is slightly more expensive initially, uses appreciably less energy, but the gas costs are counterbalanced by the cost of routine maintenance, so it all costs about the same.You can also get tankless electric, but I think that would require a decent amount of additional electric work. 

I chose to keep the day job while being a Realtor in case it didn't work out I could just settle back into the 9-5 routine.

I'm not happy with my typical 9-5 routine, traveling (for work) for weeks if not months at a time, and more than anything how little there is to show for all the hard work I'm doing to make other people money.In many respects REI is in my blood - my grandfather, uncle, and cousin have all made sizable fortunes through REI but unfortunately I haven't gotten the bug until now.

We routinely put 5%+ EMD on properties < $500K.

Since i routinely do  these things wrong and then do them right for awhile, I know it makes a difference.
