As an investor I would shy far away from this if the GP had no experience in the market they are doing the homes.The other hurdles to overcome that I would be asking is, how do the 3d printed homes hold up in an area where temperatures and humidity are not stable?

In real estate i have found slow periods are ONLY overcome by increased marketing. 

The point being, if you have reliable and convenient public transit, being 1 - 2 miles from campus can be overcome.  

How do we overcome this?

Zoning did in fact end up being a problem but I was able to overcome it and now the owners of neighboring lots are happy there are more options thanks to me. 

I am going to just be direct with ya, #2 is the only reason you have to overcome to invest.

With that being said, I know the properties are still outthere, so I am hoping to pick up some new and innovative ways some of you guys have utilized to overcome this hurdle.

This is my new hurdle we are working on overcoming...We looked at a 108 unit building but just didn't feel like we had the financial status to make that leap yet, but I feel like we are really close. 

So that your open and aware of it, your a step ahead, because awareness is 1st step to overcoming.
