If you budgeted for property management and are self managing you could "pay" that to yourself for now but if you desire in the future to outsource PM then it goes away of course.

And i know lawn care is outsourced, i know the owner of lawn service so i could get that info easily.

Outsourced PM?  

They don't want to get their hands dirty so they outsourced the work to me, as long as I can get them a better return than an Index Fund.

@Don Van Nguyen If in the long term you want to take over property management, I would not outsource it in the beginning.

So make sure you do your homework and understand the additional costs on top of the downpayment.You'll also want to ask yourself if you want to manage the property yourself, or if you want to outsource the management of the property too... you guessed it!

Some have advised outsourcing that to an advisor, and that might be the 2nd best way to go.

The biggest challenge that I would have is basically outsourcing the analysis.  

I know for our company we will have an outsourced virtual assistant type company compile a steady list of "likely" second time loan mod defaulters.
