Unless you're talking about 40-50 or more units, I'm thinking you're going to spend more time getting the data/invoices etc. to your VA than you would if you just spend a couple hours per week on a Sunday afternoon and just do it yourself.

I've used property managers since 2008, and they call me before completing repairs costing over $200 (unless emergency, of course), and I always get a copy of the paid invoice with my next monthly statement (all scanned and emailed to me).

Less is fine, but you'll be leaving money on the table. 75% is perfect2. you must get an invoice for the contract work and your insurance costs and put them on the HUD-1 with your title company (have them put it way down at the bottom on the 2nd page or as an addendum).
