But honestly, even when we go into a rougher neighborhood to walk a property we always look to wave to neighbors or what not to show we are of no harm and just trying to improve the neighborhood.

Again, a noble goal, but often times the reason people are homeless is because they have underlying issues such as mental health or substance abuse.

No physical harm to anyone in the building which is good.Any ideas or thoughts as to what I should watch out for?

Florida is still doing quite well in terms of migration, so any of those cities will likely do well, but consider the cost of insurance, cost of living (Miami) and weather related events that might be more harmful in certain areas, especially coastal.
