A nice kitchen with white cabinets can really sharpen up things a ton and be easier on the budget.Get some input from someone with some knack for color schemes / aesthetics if that's not your thing.Obviously the tips above imply more of a heavy time investment for less money kind of approach.But they lend themselves to getting a nice result for less money and a high quality tenant if you are renting.....Again take it for what it's worth, there are a ton of ways to do things and more than one way works.Jim

For example, the $1500 for painting would get me a 3-color paint scheme in Atlanta (ceiling, walls, trim)...for this house, I'm expecting a 2-color paint scheme (ceiling/walls and trim).I'm guessing that labor prices here are about 20% more than Atlanta, but I haven't verified that yet.

This, works because of 30 years financing so even if market price going down a bit in certain years but overtime it would heal if we make mistake.This multiple asset leveraging, however, would not work in short financing scheme like 5 years baloon, so it is all possible because of 30 years loan.
