Now a word of advice from someone who has decades of experience working with 1,000’s of estates, including Conservatorships: a (72) year old woman is considered a vulnerable adult.

She's currently 20 years old, a legal adult.

She went to college as an adult and got a coding degree.

If you have 3 adults on one Rental Agreement, you should also have a "joint and several" clause.

I do plan to hit the breaks as soon as my wife fully retires... probably in 5 to 7 years, and the kids are all adults. between now and then, maybe pick up another 100 or so units slowly and concentrate on building a solid succession plan for future generations not to dissolve it all. 

I empathize, I compensate when necessary, but I also expect people to adult.

This also allows the adults to stay up later in the main living area since they would not have to use the couch for sleeping.A trundle could server the same purpose, and might be safer.
