It is true the tenants will pay for more heating costs with the electric, but I keep their rents slightly lower for them to accommodate some of the additional costs.

So use earnest money as a way to get the sell of a property to let you go into contract with an extended closing date to accommodate the closing of your sale.

I know some will be happy to accommodate.

Personally, I'd get rid of the cabinet in the corner by the door, it looks awkward and out of place, which would allow you to make the extension off the back side of the island a little bigger to accommodate more stools. 

I would need that person/company to effectively act as the property manager/handyman, as they might have to accommodate to some guests requests every now and then.

You cannot obtain ANY additional info by contacting that professional, but you can confirm they signed the "Request for Accommodation".

There is an exception to this rule, however, if the tenant is disabled and the particular unit would provide a reasonable accommodation for the disabled tenant.

Even with those you will have to modify it to accommodate your personal goals and what you have decided.I recommend very strongly against doing a deal like that without an LLC with a well thought out OA.
