@Geordy Rostad not super set in what escalation clause is so excuse me if I’m wrong but is that when there is essentially a cap a buyer can set they will pay X amount and if someone offers more, they will pay More than that amount also?

@Mike Dymski I definitely agree, but not sure of legality in charging higher rent to couples as opposed to singles......I use the Maryland Association of Realtors lease, it's not stated anywhere specifying a cap for guests and I don't remember it being stated in their lease.
