Basically, you got to use Excel to figure the usage (software is a royal pain, not user friendly and it sucks but the eager USA tech support is there every time to help you do it) , that part is hard every time I have to use the software.

I am not sure of what vehicles you have in the US, (sorry, I am Canadian), but I use a Company here to own all my Real Estate.

The Canadian tariff made money elsewhere in the lumber production business, probably the mill operators and retail levels, but not for landowners. 

I had a collateral review company screw me royally with overcharges.

But, they don't tell you what a royal pain it can be to deal with tenants and, if you outsource this to professional management, your profit margin is going to be tiny in comparison to the countess other real estate investing options.
