They couldn't claim later that their rent should be abated because they couldn't use the yard, or come after you because their kid got attacked and stung.The tenant might just go ahead and deal with it. 

Tax sale was overturned.So while there is no redemption right in PA, the notice issue is the primary way to attack a tax sale and for attorneys knowledgeable on tax sales can easily overturn most cases.There is a well known Pittsburgh attorney, who like myself wrote a book on tax sale.

Or at least always let it go to voicemail first, so you can work out your plan of attack (or your response ha ha) before you call them back.

If the fact that someone may speak to you in a different intonation than you are accustomed to hearing upsets you -- in other words, if you can't ignore what you might perceive or attack and keep your responses calm and respectful, you may be in for a rocky ride. 

Secondly the state has plenty of "low-hanging fruit" to attack rather then going after the majority of intelligent landlords with legal if not politically correct lease terms. 

By all means if you are uncomfortable with your understanding of landlord tenant laws for your state you should consult an attorney but don't be so quick to spend money just because some kid's mommy threatened to sue you because her little boy had an asthma attack. 

That said, I would have a freaking heart attack if I had lease payments like that.

Or was this person that attacked your tenant "related" to your tenant in anyway?

Of course, the moment she saw it she had breathing difficulties although I swear that was a self induced heart attack, but I wasn't too concerned about that as she only had a $35 copay for any medical treatment.We did recaulk the windows to be safe, and it never came back.
