We bought a building with remnants of knob-n-tube wiring in the attic - none of it was live - and the insurance company would only give us a 6-mth temporary coverage {at a premium} until it was removed.Given you do not yet own the building, I would use this in my negotiations.

The areas you can get a duplex for 200k may not be the best, but if you plan to turn the property into a dedicated investment then it's only a temporary arrangement.I work with a small, boutique brokerage called Sand Dollar Real Estate Group on Sullivans Island.

You could alter your current lease with them to a base plus sales model for a certain period of time and then it reverts back to the old model.What you really need to do is figure out what the lease rate is in today's market for that space and how much it would cost you to get them out and rent it to someone else.Just like a lender if it is a temporary problem then work with them.If their books show otherwise and they are in trouble the writing is on the wall.Go ahead and get them out and get someone else in before the Holidays.

They contacted the owners who said it's the responsibility of the tenants to be insured.So the Red Cross had to provide temporary shelter with some of the tenants crying saying they don't know what to do next as they lost everything.
