With the higher rates of a DSCR loan it might be difficult to cash flow here in Charlotte since rent will be lower than your mortgage payment.

Since rent is collected on a monthly basis, this should be fairly easy.

In my experience, these are free to copy and include in your Rental Agreement Package.If you decide on a NO Pets Policy, then I recommend you DO create a written Assistance Animal Policy to aid in weeding out prospects that are less than sincere.

You might be able to get the inherited tenant to sign off on some new rules and regulations for the duration of their existing lease but I sincerely doubt anyone would agree to anything like a $300/month rent increase if they still have 6 months left on their lease at a lower rent amount.
