And as far as deal flow goes: 2 from the courthouse steps (tough, but doable), "unique" MLS properties like our 4-plex that required some creativity, our current flip that was on the MLS but couldn't be sold for 6 months since hung up in a probate case and required some persistence.

It is a huge difference between having $100,000 of liquid assets in your bank account and paying someone to say that they have $100K that they will lend you contingent upon some other occurance.Then again, profitable deals are sometimes put together by people with nothing more than persistence, knowledge and imagination.

Im a general contractor ,and entry property investor , with years in property management maintenance ,, youre best bet is to replace the sub floor , ,i wouldnt replace floor coverings over that , its too permeated with pet urine ,  you can try sealing ,but if odor persists you'll have to pull carpet /flooring back up,   John @ 4 Aces Construction   cc 4acesac84302
