So it becomes a neighbor-to-neighbor issue, rather than a landlord to tenant issue.My County Noise Law defines a noise disturbance as any sound that is: Unpleasant, annoying, offensive, loud, or obnoxious.  

Anyone who takes your post offensive the way he did has more problems then worrying about which tenant to choose for his property.

Sometimes the best offense is defense. 

The risk seems minimal as the offense is largely unrelated to his ability as a tenant.

Non payment is the same issue as far as eviction but as others eluded to , you can throw them out quickly without the hassle of an eviction for non lease offenses .

If your tenant refuses a rent increase and you are taking time to think it over, no offense, but you are doing it wrong.

It's important to look at a nationwide report because they might have been convicted of an offense or be on a sex offender list in another county or state and you deserve to know that before renting to them.Another powerful screening tactic is to get an address history report so you can compare their actual residential history with what they claim on their application.
